The notice from LEA

Dear residents,

On behalf of the property owner, this general notice has been sent to all residents.

Heat pumps

To ensure correct operation, extend service life and avoid operating problems, please follow these guidelines.

Clearance around the outdoor unit in the shed

Do not store items above or around the outdoor heat pump unit. Adequate air circulation prevents overheating. Do not store objects in the room containing the outdoor unit. Insufficient clearance can reduce efficiency and, in the worst case, cause the system to stop.

Utility room and indoor unit

The indoor heat pump unit is located in a utility room inside the home. For correct operation and easy servicing:

  • Do not place objects against or on top of the indoor unit, its pipes or associated installations.
  • A few household items, such as a vacuum cleaner or cleaning bucket, may be stored in the utility room, provided there is adequate air space around the installations and technicians have unrestricted access for inspections or repairs.
  • Avoid heat-emitting electrical appliances or storing liquids close to the system, as these may increase the risk of damage or faults.

Use the room thoughtfully and keep installations clear and accessible to avoid unnecessary damage and ensure reliable operation.

The owner asks all residents to follow these guidelines to maintain a stable heat supply and prevent unnecessary faults or damage. Damage caused by incorrect use of the room or covering the heat pump is not covered by the landlord’s maintenance obligations and may be charged to the tenant. The letter refers to section 11 of the tenancy agreement.

On behalf of the landlord, thank you for your understanding.
